Renting a property through Tatlers is easy, we will make the process as uncomplicated and seamless as we can. Properties listed by us are offered on a furnished or unfurnished basis for a period of not less than six months and usually for a year or more. The rental market is by its very nature fast moving and generally speaking you should only start looking for a property to rent approximately 2 - 4 weeks prior to you wishing to move in.
We set out below an overview of the rental process from the first day you start looking for a property to moving in, although should you have a specific enquiry, please do not hesitate to contact us. |

If you are interested in viewing any properties listed on our website, please contact one of our letting negotiators, who will be happy to accompany you on viewings, bear in mind that most Landlords are looking for tenants to move in within 2 - 4 weeks. If you are not ready to move in by then, it might be worth delaying your search. |

When you have chosen the property you wish to rent we will ask you for a holding deposit - which is fully refundable in the event that the Landlord does not accept your offer, once your offer has been accepted we will ask you to complete a credit reference application form and produce your passport or national identification document, provide name and address of previous landlords and/or agents and lastly nominate a UK resident as guarantor where appropriate. |

We will handle the paperwork and provide a tenancy agreement for you and your landlord to sign - IT IS IMPORTANT that you read the document carefully and revert to us with anything that you do not understand or require clarification on. Any amendments or conditions that you may require will need approval from the Landlord, the agreement will outline the duration of the tenancy, the rent payable per calendar month, your responsibilities and rights, as well as the Landlord's responsibilities. |

Once the paperwork has been completed and your deposit (usually equivalent to six weeks rent) and first month's rent are paid, you will be able to move in. Your deposit will be forwarded to your Landlord unless we collect the rent and then the deposit will be held by us. Your deposit will be protected either with the TDS (The Tenancy Deposit Scheme), which we are members of, Tenancy Deposit Solutions Ltd (TDSL) or The Deposit Protection Scheme. |
