The first step is for you to register your details and let us discuss your property requirements, this can be easily done by email, telephone, in person or by completing our online registration form below.  Once registered we will contact you with suitable properties and you will be kept informed of any new properties that meet your requirements as soon as they come to the market.

Viewing
 

The staff at Tatlers are able to arrange viewings of your selected properties for any day of the week and giving us feedback and your thoughts after viewing will help clarify to both yourself and us your exact requirements.

Making an Offer
 

Once you have decided on a suitable property we will put forward your offer to the vendor, both verbally and in writing.  Any offer is subject to a contract being signed, prior to which there are no legal obligations.  Having trust and confidence in the agent with whom you are negotiating is essential, remember that we can never make the final decisions on price, you decide what to offer and the seller decides whether to accept this sum, ultimately you will only pay what you believe the property is worth.  At Tatlers we consider transparency, honesty and integrity essential in balancing our responsibility between a buyer and seller.  We will endeavour to negotiate a price satisfactory to both you and the seller and listen carefully to the needs of both.

Progressing a Sale
 

Having agreed to buy a property, swift action is required in instructing a solicitor to carry out the conveyancing, we can recommend a local solicitor should you not at present have one, you will also need to contact your mortgage broker, building society or bank to process your mortgage application in order that they can carry out the necessary valuation.  We will liaise with all parties during the transaction in order that your purchase proceeds smoothly.

Exchange of Contracts
 

Once your solicitor has to his satisfaction all the enquiries answered, your mortgage offer is in place, and subject to all other parties involved in the chain being ready, contracts can be exchanged, the contracts are then signed by both buyer and seller.  The deposit (usually 5%-10% of the purchase price) has to be paid to your solicitor at this point. The completion date is then finalised.

Completion
 

On completion, the balance of the monies are transferred from the buyers solicitors to the sellers solicitors, keys can be released and the move to your new home takes place.
