Marketing your property

We advertise in most local property sections and ‘glossies’. Our distinctive ‘To Let’ boards always attract enquiries and, because we’ve been a respected presence in the area for so long, we see many renters who’ve been recommended to contact us.

However the majority of our enquiries now come to us via the internet, through our high profile on all the major web portals. These include Rightmove, PrimeLocation, Find a Property, Globrix, and Zoopla as well as our own website.

But for all its tech, the internet is only another shop window, and can never replace the support, guidance and detailed knowledge that our experienced lettings negotiators can offer potential tenants.

Showing your property at its best

Presenting your property to look its best can make a big difference. Fresh paintwork and tidy outside spaces make a great first impression. You should decorate ‘neutrally’, reduce clutter, and make sure that all your water connections (to appliances, bathrooms, sinks etc) are secure. Being fastidious pays dividends and will help you achieve a quick rental at the price you want.

What’s involved in the letting process

We’ll show all prospective tenants around your property when it’s convenient for you or your current tenants. Once the new tenants have agreed to move in, we’ll take a deposit, apply for credit checks, follow up references and talk you through any potential problems. We’ll draw up a tenancy agreement setting out the terms of your contract, send you and your tenants copies to sign before the tenancy starts, and forward the signed copies to each of you.

We recommend a specialist, impartial inventory company who’ll give you and your tenants a copy of the starting inventory, and do an ‘end of tenancy’ inspection to check that nothing’s missing or damaged.  Before a tenancy starts we collect a deposit and the first month’s rent on your behalf and, as soon as this money clears, your tenants can move in.

We are members of the Tenancy Deposit Scheme (TDS), which protects every deposit we hold. We always forward the deposit to you, along with the first month’s rental, less any deductions for our commission. If you are given the deposit, you’re responsible for protecting it with a government-approved scheme.

Our property management service

The day to day running of your property can be quite a hassle, which is why we offer a property management service. Our management team will visit your property twice a year to check on condition. They’ll also keep you up to date on rent payments, and any safety regulation changes you should comply with or maintenance that needs doing.

Any landlord can take advantage of the Tatlers property management service, even if another company arranged the letting.

Our commission fees and professional credentials

We ask you to pay us fees on the initial introduction of a tenant, and on every renewal, extension, ‘holdover’, or new agreement stemming from the initial period.

For your complete reassurance, we are members of the property ombudsman as well as the Association of Residential Letting Agents (ARLA).
