If you’re looking to rent
We always try to make the property renting process as uncomplicated and seamless as possible. We offer our listed properties - furnished or unfurnished - for a period of not less than six months and usually for a year or more. And because the rental market is so fast-moving, we advise that you only start seriously looking 2 - 4 weeks before you want to move in.
Searching for a suitable property
If you’d like a closer look at any properties listed on our website, please contact one of our letting negotiators: they’ll gladly accompany you on viewings. And please bear in mind that most landlords want tenants who can move in within 2-4 weeks, so if you’re not ready to do that it might be worth delaying your search.
When you have found it
When you’ve chosen the property you’d like to rent, we ask you for a holding deposit (fully refundable if the landlord doesn’t accept your offer). Once your offer is accepted, we’ll ask you to complete a credit reference application, produce your passport or national identification document, provide names and addresses of previous landlords and/or agents and, if necessary, to nominate a UK resident as guarantor.
We’ll handle all the paperwork, provide a tenancy agreement for you and your landlord to sign, and answer any queries you might have. The agreement will outline the duration of the tenancy, the rent payable per calendar month, and the rights and responsibilities of both you and the landlord.
Once the paperwork has been completed and you’ve paid your deposit (usually six weeks’ rent) and first month's rent, you’ll be able to move in. We’ll forward your deposit to your landlord (unless we collect the rent), and your deposit will be protected by either the Tenancy Deposit Scheme (TDS), of which we are members, Tenancy Deposit Solutions Ltd (TDSL) or the Deposit Protection Scheme.
